The main asset is the panorama of the gulf and the sunsets, the reason people on Samui settle in the hills rather than at the waterline.
The downside of a hillside is that you need transport. Bophut beach is 5 minutes downhill by scooter, but the way back is a climb on switchbacks that turn slippery after rain — the biggest single risk for visitors on this island. In exchange you get few neighbours and evenings with nothing but cicadas. Rent: apartments from ~$530/month, pool villas from ~$1,300/month.

Do I need transport?
Effectively yes: the complex is on a slope and walking down to the beach and cafés means climbing back up. A scooter costs 200–300 THB a day, but the roads are hilly and slippery after rain, so a real licence and real experience matter.
Are the views as good as they look?
View units get a panorama of the gulf with Koh Phangan on the horizon. What you see depends on the level and the orientation, so check the specific unit — some windows face the greenery of the slope.
